Important terms note. These are plain-language terms for using Savvy Mover. They are not legal advice. We keep them under review and may update them as the service, legal position or operating entity details change.
Savvy Mover (“we”, “us”, the “platform”) is a free property-listing and sale-coordination service, and it is software. We are not an estate agent, a law firm, a conveyancer, a mortgage adviser, an insurer, or a regulated identity or anti-money-laundering provider. We give sellers the tools to advertise their own home and connect with buyers directly, and we do not act on behalf of any seller or buyer in a transaction.
We provide a place to publish listings, send enquiries, arrange viewings and exchange offers. We do not value properties, conduct viewings, negotiate on your behalf, handle money between buyers and sellers, or carry out conveyancing.

You must be 18 or over to create an account, and the details you give us must be accurate and kept up to date. You are responsible for keeping your password secure and for activity that happens under your account.
Sellers are responsible for the accuracy of their listings, including price, descriptions, photos and the legal right to sell the property. Listings are reviewed by us before they are published, but that review is a basic check. It is not a survey, a valuation, or a guarantee that the information is correct.
You must not post anything misleading, unlawful, or that infringes someone else's rights. We may decline, edit the visibility of, or remove any listing or content at our discretion, particularly where it breaks these terms.
Enquiries, viewing requests and offers made through the platform are communications between buyers and sellers. An offer made or accepted on Savvy Mover is not a legally binding contract to buy or sell. In England and Wales a sale becomes binding only on exchange of contracts handled by your solicitor or conveyancer.
The Serious Commitment is an optional way for a buyer and seller to record that they intend to proceed. It is a soft statement of intent, not a contract. No money is held, taken, transferred or forfeited at any point, and any amount shown is for information only.
A Serious Commitment does not make a sale binding and does not oblige either party to complete. As with everything else on the platform, it is subject to contract: in England and Wales a sale becomes binding only on exchange of contracts handled by your solicitor or conveyancer. Either party can step away. Where we record an outcome for a withdrawal, we are recording what happened, not ruling on a legal dispute.
Information on the platform carries honest labels about where it comes from and how confident we are in it. Some information is provided by sellers or buyers and is not independently verified by us. We do not verify ownership of a property or a buyer's funds, and we do not guarantee that a sale will complete. Always confirm the facts that matter to you, and rely on your own solicitor for ownership, title and funds.
Where we offer an AI summary, it is an aid and a draft, not advice or a verified record. Check anything important with your solicitor.
We may offer to connect you with an optional partner, such as a conveyancer. Using a partner is always your choice, and you are free to use your own provider instead. A partner may pay us a referral fee; if so, we will tell you. We will only pass your details to a partner with your consent.
Nothing on Savvy Mover is legal, financial, tax or conveyancing advice. Buying or selling a home is a significant decision, so you should always instruct a qualified solicitor or licensed conveyancer, and take independent financial advice where appropriate, before committing.
We provide the platform “as is”. To the extent permitted by law, we are not responsible for the conduct of buyers or sellers, the accuracy of listings, or the outcome of any transaction arranged through the platform. Nothing in these terms limits liability that cannot lawfully be limited.
We may update these terms from time to time. If we make material changes we will take reasonable steps to let you know. Continuing to use the platform after a change means you accept the updated terms.
If you are unhappy with something, please tell us so we can try to put it right. You can raise a concern through our complaints process, which explains what to include and how long we will take to respond. For data and privacy concerns you can also complain to the Information Commissioner's Office (ICO).
These terms, and any dispute arising out of them or your use of the platform, are governed by the law of England and Wales, and are subject to the exclusive jurisdiction of the courts of England and Wales. Nothing here affects any rights you have as a consumer that cannot be excluded by law.
